Buying the residential park home

Of course, the largest cost will be the initial outlay when you buy the property. The price of a park home is dependent on a number of factors, including the value of the plot and the value of the home itself. Additionally, the furnishings, model and the make are taken into consideration. The location of the park and nearby amenities will also have an impact on the price.

At Red Deer Village our residential park homes for sale are generally around £170k – £225k, to accommodate different budgets. They can be purchased fully furnished, so that all you have to do is move-in.

Pitch Fees

If you buy a park home on a residential site, you will need to pay pitch fees. Site fees are your contribution to the maintenance of communal areas to uphold the overall look and feel of the park. The extent of maintenance required, and the on-site amenities, play a role in determining these fees for residents.

At Red Deer Village, pitch fees are used to enhance Village life. We use pitch fees to ensure that security measures are in good working order and that the gardens and other communal areas are well-kept. Fees also cover the cost of running hub activities, events and use of our courtesy shuttle bus, which takes residents shopping twice a week and on a monthly outing to a destination of choice.

Pitch fees increase every year and follow the rate of inflation. Site fees can be increased if the park owner has invested in the park in the previous year in a way that is advantageous to residents. Residents must be informed of this improvement plan.

Our residents have the flexibility to pay site fees annually or monthly.

Utilities

You will need to pay for utilities when living in a park home, however you’ll be pleased to learn they are typically lower than a bricks and mortar property.

Electricity

Typically, electricity costs are lower when residing in a park home as opposed to a traditional property. At Red Deer, you are free to choose your own gas and electric suppliers.

Water

Some parks implement a water billing system that relies on metered usage, with rates approved by OFWAT.  Water is supplied by a local utility company in other cases. At Red Deer Village, each home has mains water and the cost is included in the council tax.

Gas

Gas can be piped straight from the mains, though many parks in rural areas use bottle LPG. At Red Deer Village all of our park homes have mains gas straight to the property. This gives residents the flexibility to choose a supplier.

Rates

Council Tax

You will have to pay council tax if choosing to live at a park home, however, the majority fall into the cheapest band – Band A. All of the homes at Red Deer Village fall into this bracket.

Stamp Duty

You’ll be pleased to know there is no stamp duty to pay when buying a residential park home.

Other cost considerations

Consider budgeting for exterior maintenance when buying a park home. This will ensure you comply with the conditions of the manufacturers’ warranty. It will also help to help sustain the visual appeal of the park, which is part of your site licence agreement.

If you are unable to look after the private landscaped area next to your property, we recommend putting money aside for a gardener. The Red Deer Village groundskeeping team are more than happy to assist you in maintaining your garden. Simply make a request. The majority of the gardens at Red Deer are communal and looked after as part of your site fees, so you don’t need to worry about their upkeep.
